Fence Maintenance & Upkeep

Community fences were erected on the private property line by Genstar to be maintained by ERA members to uphold the standards of the development. The maintenance of fences is the responsibility of the adjacent property owner in accordance with the caveat on the land title. Property owners are responsible for maintenance and upkeep of the fences that border their property, no matter what style. This includes both sides of the fence when not shared with a neighbouring property.

Fence maintenance, style and colour are controlled via restrictive covenants (see sample below), which can also be found on the land title. Generally, these restrictive covenants require property owners to maintain the fences to the standard and style as they were originally built. Property owners must do their due diligence to determine what is allowed under the municipal bylaws, restrictive covenants, and/or other instruments on their title. Property titles and the details of all registered instruments on title can be obtained from a local registry office or on the Alberta Land Titles website Spin2
